We did it, we made it to 50! One of our past podcast guests told us that only 1% of all podcasts have 50 episodes or more, and whether that is accurate or not in December 2024 is not what matters; we prepped-for, created, and released 50 podcast episodes ... that's what matters. Not only have Sean & I handled all of the broadcasting and marketing on our own, but we've also had a lot of fun along the way. From Tim making fun of Sean's phone, to Sean calling out Tim randomly to make him think twice. We've legitimately created a show, a vibe, and a community from scratch. We could not be more proud of our accomplishments, and more thankful to all of our listeners and watchers for their loyalty and support. Cheers to 50 more!
Our goal with Bricks & Risk is that you walk away with 1 or 2 valuable nuggets that help build YOUR business. Our audience grows through word of mouth, so if you would please take a moment of your time and give us a review on the platform you’re on, that would be fantastic!
Please also help spread the B&R word by sharing your favorite episode with a friend. You can find all B&R episodes on Spotify, Apple Music, YouTube, and anywhere else you get your podcast content. We greatly appreciate your time and trust.
Until next time, keep learning and keep growing!

[00:00:00] So the police come in, they distribute, they do a class, everybody gets a certificate.
[00:00:05] I didn't get one. I was the only one that didn't get one. Shocking.
[00:00:08] So me and my son were picking up La Columns at Giant the other day. Across the parking lot
[00:00:17] is Officer Kenny's Christmas tree stand. Really? He comes walking out. No way. Are you being serious?
[00:00:26] I'm dead serious. This is an absolute true story. I'm walking this way with my son. He's walking
[00:00:33] this way with his grandson. And I said, Hey Officer Kenny. And he goes, Hey, how you doing? And we
[00:00:40] started talking like, or like, you know, rapping for like three or four minutes. I didn't bring up
[00:00:45] the fact that you failed me. Okay. For dare. Did he fail you or did you fail?
[00:00:50] Uh. Welcome to the podcast dedicated to real estate, insurance, and everything in between.
[00:01:04] Join us as we take you along our own brokerage building journeys with additional wisdom from
[00:01:10] our network of business experts. Welcome to Bricks and Risk. Hey everyone. Welcome into another episode
[00:01:23] of Bricks and Risk. I'm your host, Tim Garrity for the day. And I'm Sean Mooney.
[00:01:33] Today, Tim, I mean Sean, is our 50th episode. Is that so? So we're doing it live. We are.
[00:01:42] As you can see. So I want to first, I want to mention that we're live right now. And if for whatever
[00:01:48] reason you can't watch live, because this is the middle of a work day on a Thursday, no problem. It's
[00:01:55] going to come out next week. I told people to set their DVRs this morning. I'm like, make sure your VHS
[00:02:02] has a blank tape, not one that's full. Well, you can overwrite it. It's true. All right. So a couple
[00:02:10] things we want to talk about some ground rules. We will ask for comments. So if you guys are watching
[00:02:15] live, you want to want us to give you a shout out, you got some questions for us, uh, please feel free
[00:02:21] to comment. We can see all of them. And, uh, I think what I think we should start off with for our 50th,
[00:02:29] besides it being also a top three episode is I think we should get into a little bit of the podcasting
[00:02:37] journey. And if you haven't been watching or listening since Sean and I've started this, uh,
[00:02:45] just about a year ago, a lot of the stuff we like to talk about to help our listening,
[00:02:50] watching audiences is we like to be tactical. We want to talk about like the boots on the ground,
[00:02:56] business tips, tricks, hacks, the reasons that people would want to listen this and up their game
[00:03:04] for what they're doing because Sean's been growing his business for over 10 years. I've been in real
[00:03:10] estate for 15. I had a brokerage for 10. So I got 15 years of entrepreneurial experience.
[00:03:15] And I think going through the podcasting journey is a good way for us to stay on task, on brand,
[00:03:23] keep it tactical and kind of go through some of the things that, that we've done.
[00:03:27] I was having a conversation the other day and I was telling someone,
[00:03:30] if you own a business, you should have a podcast.
[00:03:33] I agree. And maybe not a podcast, but you need to be in the lane of video and getting that exposure
[00:03:42] online through social media, through whatever platform, but it's, um, and, and podcasting being
[00:03:48] one of the ways to distribute that type of video content. It is like important. So many people talk
[00:03:55] about video today. So how to build your business, how to look your best on social media. Obviously,
[00:04:00] YouTube is video based. Speaking of looking best, Sean, you look great today.
[00:04:05] I even shaved the beard and did a mustache for my friend Sean over here because the look wouldn't
[00:04:11] have been complete. I wonder if, uh, Obey is going to send you the check for this week's episode.
[00:04:16] And if you can't tell the Obey hat that Sean picked out for me is pretty ridiculous,
[00:04:22] but right on brand as well. So yeah, so let's talk about video. So here's something I want to talk
[00:04:28] about with podcasting. Yep. So this was the summer of last year. So summer of 2023,
[00:04:35] Mooney and I were on a phone call and we were just BSing about business. How's his business doing?
[00:04:39] How's mine? You know, just catching up like we normally do. And I had been a guest on a couple
[00:04:44] of podcasts. One was stay paid. What's up fellas. And then also I was on real estate rock stars.
[00:04:49] Also the atomic real estate show, another Philadelphia based real estate podcast. What's up CJ.
[00:04:56] And doing being a guest on a few different podcasts, Mooney was like, Hey, you should start a podcast.
[00:05:04] And then literally the light bulb moment went up, went off. And I said, correction, we should start
[00:05:11] a podcast. What was when I said that? What was your initial reaction? Was it you're like, yeah,
[00:05:18] you're like, uh, no, no. Like we do a podcast. No. Yeah. I don't know. You know, you weren't feeling
[00:05:25] it. No, I don't do video. I don't do social. I don't, you know, I'm not, you're not out there,
[00:05:30] out there. So for me, I was like, ah, yeah. You're like, I don't know about that. Yeah. All right. So
[00:05:36] this is, so I'm going through the steps here so people can see like how long it took to really get to this
[00:05:40] point. So that was the summer of 2023. I don't know if it was July or August. Um, we recorded our first episode,
[00:05:48] July 25th, 2023. So it took months, months from that idea to talking about it, to forming an LLC,
[00:05:59] to just kind of getting it all out. Like, how do we want to do this? Well, we also talked to like,
[00:06:04] how do we want to do it? Right. And we were like, we could shoot it in my basement. You come to my
[00:06:09] office. Uh, we could find a shop that shoots it. And, um, so we made some calls to some local,
[00:06:20] there was some, some different outfits that, uh, different studios. Yeah. But they weren't,
[00:06:26] I don't even know if they were studios. Um, just, just an offering, um, yeah, for different services.
[00:06:32] And then, you know, finally landed, uh, with young junk, Terry, Dylan, our man,
[00:06:39] Dylan, say what's up, man. What's up everybody. Yeah. Dylan McGonigal. He's the best.
[00:06:43] Kevin's given a hand today too. And Terry Leahy. He runs the studio. Terry, are you out there?
[00:06:48] You watching? You listening? What's up, Terry? Um, so yes, it was a long process, a couple months to
[00:06:54] kind of like formulate everything, put everything where it needed to be. Yep. The LLC, the filing,
[00:07:02] all of that to get to the point where we were like, okay, now we're ready to like go in.
[00:07:08] Next Wednesday, let's go into the studio. And what do we talk about? And record something. Yeah.
[00:07:14] And here's one fact. This is an absolute true fact about Bricks and Risk. We have done all 50
[00:07:21] episodes in one take. Now, the only time we ever had to cut out was because unfortunately the power
[00:07:28] cut out in here, maybe like twice, I think, since we started doing this. And they were both during
[00:07:33] interviews. Am I correct in saying that? We were Zooming with people? Yeah. You definitely were,
[00:07:38] yeah. Yeah. Still knows. I'll never live it down. We're like patching it in. Or like, uh,
[00:07:43] did we get struck by lightning here? Right. Um, but so we had those moments, but every single thing
[00:07:50] we've done has literally been one take and doing this live today feels comfortable. One,
[00:07:55] we've done, we've done this 49 times. Plus we have some that haven't come out yet. So we've done it
[00:08:00] more than that. Yeah. And everything we've done has just been shooting from the hip. I mean,
[00:08:04] we come prepared. We have notes. We know what we're talking about, but at the end of the day,
[00:08:08] we want this to be natural. We want it to be authentic. Want people to kind of get to know who,
[00:08:13] who Mooney is and who I am. Don't downplay the homework because when we have a guest on,
[00:08:17] I mean, we're really trying to get, uh, you know, background information on them. We're trying
[00:08:23] to present them with questions where, where we kind of want the conversation to go. Yep. Um, so
[00:08:29] yes, we are shooting from the hip as it comes natural, but there is a lot of, um, homework that
[00:08:36] we're doing beforehand to kind of put this together. Agreed. Yeah. So a couple stats here. So
[00:08:43] this is our 50th. So for the 49, we've had 22 episodes where we interviewed guests. Some of
[00:08:50] our notable guests were Ryan Serhant from million dollar listing, New York, as well as owning
[00:08:55] Manhattan. Uh, we've had Bob Berg on the show. He's the author of endless referrals as well as the
[00:09:00] go giver. And then we've also had local celebrity, Mike McCann in residential real estate. He's been one
[00:09:05] of the top real estate teams in Philadelphia for decades. We are still, so two things, uh, Ryan
[00:09:11] Serhant was not on Netflix prior to coming on our, our podcast. That's true. Make a note.
[00:09:18] And Mike McCann continues to outperform his episode on our podcast. That's right, Mike. You're number one.
[00:09:27] I don't know what the secret sauce is. Maybe we'll have him come back and explain it every single week.
[00:09:34] Well, he's more the listen to downloaded, which again, and you can watch, you know, on Spotify.
[00:09:39] Yeah. I think one of the most, I can't remember what the most watched one was, but he's, he's right
[00:09:43] up there as well. I think overall he's got the most. I mean, it's just. Yeah. Continues. And
[00:09:49] we're super thankful, um, that he was able to share his time with us. That we are. So thanks everyone.
[00:09:54] Also thanks to everyone listening and watching right now, as well as listening and watching the,
[00:09:59] watching us for almost a year. It's almost, I feel like every time I go out, whether it's friends,
[00:10:04] friends, family, you know, networking, you know, seeing people in my industry, like most people
[00:10:10] talk about bricks and risk. When I see it, it's, it's absolutely humbling and flattering that people
[00:10:15] support what we're doing and are actually getting something out of it. Even if you're only getting
[00:10:19] laughs. I mean, there's a reason we're dressed like this right now because we really don't care what
[00:10:25] people think. We're just going to be ourselves and have a good time.
[00:10:28] I think, uh, some of the stats too, which we didn't put up or pull for the show, but yeah,
[00:10:33] it's just crazy to see when you get the analytics behind all of the different, um, measurements on
[00:10:40] the different platforms. And you're the analytics dude. I am. Um, but like to see like Canadian people,
[00:10:47] people from New Zealand, uh, Ecuador, you know, are tuning into our show to listen to different areas
[00:10:57] of the country. I've met people through social media, different areas of the country solely from
[00:11:01] doing this in different markets. Oh yeah. I was talking, uh, the other day, Amy is from Sioux
[00:11:06] Falls. Yeah, exactly. You know, it's like the ability to like tap into these different people.
[00:11:12] What's up Amy Stockburger? Um, but just cool to see, maybe they're, maybe they're all Philly
[00:11:17] transplants. I don't know. Yeah, could be. Um, but just cool to see when you're looking at the
[00:11:22] different numbers in it. It is awesome. All right. So here's what we're going to do
[00:11:26] to get into our 50th live episode. We're going to do a top three episode. And what we do in a top
[00:11:32] three is I give my top three, Sean gives his top three. And what we're doing top three of today
[00:11:37] is our favorite clips, our favorite moments from bricks and rich. So number three coming in hot for
[00:11:44] Tim is the Rita's water ice or water ice special with Keon Whiting. Go ahead and let that one rip
[00:11:53] deal. Go to Ria's. My daughter loves it. She's like the small vanilla custard with the rainbow
[00:11:57] sprinkles. That's the way she rolls. Right. Um, I'm a peanut butter milkshake, dude. People are
[00:12:02] probably like, what? And I'm like, yo, riot. It's awesome. Okay. So tell me about your,
[00:12:08] you're hustling in real estate. You've got a book. You're not going to ask him his favorite flavor.
[00:12:12] You just went through your whole family's, uh, menu. You know what I'll do? I'll let you ask him.
[00:12:20] Keon. What's your favorite flavor? It depends what day of the week it is. Yeah. Are you a water ice
[00:12:29] guy? You a water ice guy or are you an ice cream custard dude? I get a, I get a misto, you know,
[00:12:36] green apple misto is my, there it is. And a soft pretzel and that's nice. That's my lunch. All right.
[00:12:44] All right. So now we know. Now we know. Am I good? No, you can move on. All right, cool.
[00:12:50] That was great. All right. So we had pretzels today. Where were they from?
[00:12:55] From Tasty Twisters in Roxborough. Thank you, Tasty Twisters for lunch prior to our live episode.
[00:13:02] All right. So why don't you go over your, your number three?
[00:13:05] Wait, wait, I'm not going to weigh in and give you my thoughts on this?
[00:13:08] You can. Jeez, man.
[00:13:10] You can. I am wearing your shirt.
[00:13:11] Number one, it's. You can talk.
[00:13:13] Flat out violation for saying water ice. Water ice?
[00:13:17] Yeah. Why?
[00:13:19] Because it's not water ice, it's water ice.
[00:13:22] Well, I don't say it water ice, I say water ice.
[00:13:25] You're wrong. Okay, cool. To each their own.
[00:13:28] Well, no, you said, I think you said, I used to say water ice.
[00:13:33] I always went back and forth.
[00:13:35] And she's from Colorado.
[00:13:37] It's true. There's truth to that.
[00:13:38] Thanks, honey, for straightening me out English wise.
[00:13:41] Um, there have been times, even when I was young, where I would say the water, the water.
[00:13:45] I would usually say water ice, I think, growing up.
[00:13:48] And then I would say, you go to the shore, the South Jersey shore.
[00:13:50] You're obviously familiar if you're watching from the Philadelphia area.
[00:13:53] I say, oh man, the water's really cold today.
[00:13:56] Huh, do you feel the water yet?
[00:13:57] The water's cold.
[00:13:59] Do you say creek or creek?
[00:14:01] I would say creek.
[00:14:03] Again.
[00:14:03] Yeah.
[00:14:03] Well, I don't know where your accent comes from.
[00:14:06] What do we got here?
[00:14:07] Mooney says nail.
[00:14:09] Number three.
[00:14:11] Number three.
[00:14:12] On the hat and shirt combo.
[00:14:15] If you're watching.
[00:14:16] This is my quote.
[00:14:19] This is the Sean P original that I came up with.
[00:14:22] It's trademarked, patented.
[00:14:24] Don't try to steal it.
[00:14:26] Still.
[00:14:27] Here's my quote.
[00:14:28] This is a Sean P original.
[00:14:30] Okay.
[00:14:32] Trusting nobody is easier than trying to pick who to trust.
[00:14:39] You made that up?
[00:14:40] Yeah.
[00:14:40] That's pretty damn good.
[00:14:41] It's pretty good, right?
[00:14:42] Hey, Dil, can we quote that and put it on the bottom with like a dash that says Sean P?
[00:14:46] It's like all those memes with like me thinking with bubbles coming out of my head.
[00:14:50] That would be awesome.
[00:14:53] That was a good one, bro.
[00:14:54] That was good.
[00:14:55] Yeah.
[00:14:55] I mean, hey.
[00:14:56] I mean, I know how you operate.
[00:14:57] You're always glass half empty.
[00:14:58] So why wouldn't trust no one be your quote?
[00:15:00] Trust nobody.
[00:15:02] All right.
[00:15:03] The great Dave Nunes once said, if you own a business and you got four nuns working for
[00:15:08] you, one of them is stealing.
[00:15:10] Whoa.
[00:15:11] Okay.
[00:15:12] All right, Dave.
[00:15:13] Got to meet you someday.
[00:15:15] All right.
[00:15:15] So here we go.
[00:15:16] Number two from Tim is starting a business in a broom closet.
[00:15:22] Let it rip, Dil.
[00:15:23] When you started your business, you started in like this little broom closet.
[00:15:27] You know, when you cut the, you cut the desk off, you know, you're bringing your lunch,
[00:15:33] you know, it's like the name of my phone had one of those little foam things on it.
[00:15:37] So you could take calls like this.
[00:15:38] Like, like that's how you were rolling because that didn't matter.
[00:15:42] It wasn't about having this really nice, shiny office where you could impress people with
[00:15:49] it.
[00:15:49] You knew day one when you started Mooney Insurance Brokers, this, this doesn't matter.
[00:15:55] What matters is how I treat people, how I handle my business, how I conduct myself.
[00:16:03] Because, and most of that is done over the phone, on email, text, you know, all sorts
[00:16:09] of ways.
[00:16:10] Some of it's done in person.
[00:16:11] Yeah.
[00:16:12] But it doesn't matter.
[00:16:13] Your focus day one was on that.
[00:16:16] And look at the organization you have today.
[00:16:19] There you go.
[00:16:20] All right.
[00:16:21] So if I may, let me comment on that one real quick.
[00:16:23] Let's go.
[00:16:23] So the reason I like that one so much is it really, I feel like hit home a lot of what
[00:16:28] we talk about here, which is building your business on relationships.
[00:16:31] And if you build your business on relationships, it's not to say a nice, shiny office is not
[00:16:36] going to help you.
[00:16:37] I've had a big, beautiful office at one point in my career and it was awesome.
[00:16:41] But I think deep down, as we talked about in that episode, was it really is about taking
[00:16:47] care of people.
[00:16:48] And if you're taking care of people, the office doesn't matter.
[00:16:51] I would say I love it because it's as a business owner, it's the grind, right?
[00:16:59] It's like the beginning stages of starting a business.
[00:17:03] And like every business owner out there that started, you know, most of them that started
[00:17:10] from nothing or just kind of threw it out of the ground is everyone's got those stories.
[00:17:15] Yeah.
[00:17:16] You know, we had Sean Gavigan on, he was telling us about, you know, his story and, you know,
[00:17:19] how he started.
[00:17:20] So I think...
[00:17:21] Didn't he like remortgage his car?
[00:17:24] Yeah.
[00:17:24] That's what he did.
[00:17:25] Yeah.
[00:17:25] He's like, God, a car.
[00:17:26] I can take 10 grand out of that.
[00:17:28] Yeah.
[00:17:28] Let's go.
[00:17:29] So I think that a lot of entrepreneurs share that kind of idea of the struggles to get off
[00:17:38] the ground and get going.
[00:17:39] And it just, you know, that is the difficult part and the sacrifice that business owners
[00:17:48] make.
[00:17:49] Yep.
[00:17:49] And so I think, you know, a lot of people that have gone through it can really resonate with
[00:17:56] that.
[00:17:56] Yeah.
[00:17:56] I agree, man.
[00:17:57] All right.
[00:17:58] Number two...
[00:17:59] You're up, Tim.
[00:18:00] Two on Tim's list today is...
[00:18:03] On your list.
[00:18:04] On my list, I'm Mia, Tim.
[00:18:07] Oh, yeah, right.
[00:18:07] Garrett Maroon, who runs a real estate office down in Virginia Beach, I believe.
[00:18:13] Yeah, that area.
[00:18:13] Yep.
[00:18:14] Runs a real estate team with EXP.
[00:18:16] Great episode.
[00:18:17] Great guest.
[00:18:18] Tons of stuff to share.
[00:18:20] So I really love that.
[00:18:21] And to kind of piggyback on what you were saying about our podcast and such a focus on building
[00:18:28] relationships.
[00:18:29] And this is kind of what Garrett talks about here.
[00:18:32] Yep.
[00:18:32] The only way to really own your business is to have relationships that consistently produce
[00:18:37] repeat and referral business for you because no one can take your relationships away from
[00:18:41] you.
[00:18:41] So as I got deeper into that and just said, man, I got to master this really well because
[00:18:46] I want to grow and I want to build something that no one can take from me.
[00:18:50] You know, I really started to dive in and try to understand what that is.
[00:18:53] But I think there's so much data that just proves this is...
[00:18:57] It doesn't mean this is the only thing you should do.
[00:18:59] Right.
[00:18:59] Maybe you should do multiple other things, but the foundation of who you are in business
[00:19:03] should be built on relationships because it's the lowest cost, highest return lead in
[00:19:07] the industry.
[00:19:08] And it's the only thing you actually have ownership of.
[00:19:12] Before we wrap with this, the chat board is starting to fill up.
[00:19:16] So anybody out there that wants to drop a comment in, do it now so that we'll be able to get
[00:19:23] to your comment by the end of the show.
[00:19:25] Absolutely.
[00:19:26] All right.
[00:19:29] So number one...
[00:19:30] What'd you think about Garrett?
[00:19:31] Oh, sorry.
[00:19:32] Sorry about that.
[00:19:33] Garrett, that was no offense to anyone we've talked to because I love all of our interviews
[00:19:37] and they all have value in different ways.
[00:19:39] You don't think you're allowed to say that.
[00:19:40] I'm allowed to say that.
[00:19:41] I'm just being honest.
[00:19:43] Garrett was my favorite person to talk to because he's one of the people that inspired
[00:19:49] me to do my own podcast.
[00:19:51] And when you had mentioned that to me in the summer of last year and said, you should do
[00:19:55] a podcast.
[00:19:56] One of the first people I talked about, because when I heard him as a guest and him just authentically
[00:20:00] talking about how he grew his business through relationships, it was like an aha moment for
[00:20:05] me to be like, man, this is a guy that's speaking my language.
[00:20:10] And it's hard.
[00:20:11] It's hard to find that in the podcast world.
[00:20:13] It's hard to find that in the YouTube world.
[00:20:15] If you're just looking for information, look, we all want to get better.
[00:20:18] When you're in business, when you're in sales business, you're running a small business,
[00:20:22] insurance, real estate, finance, whatever you're doing, we all watch and listen to different
[00:20:27] things to get better at what we do.
[00:20:30] And he was definitely one of the inspirational people behind.
[00:20:34] Did you know him beforehand?
[00:20:35] Can you give the backstory with Garrett about like maybe you talked to him before, didn't
[00:20:40] know him and how you got him on as a guest and kind of give people an idea?
[00:20:43] Yeah.
[00:20:44] So I didn't know him personally.
[00:20:45] I heard him on the Stay Paid podcast with Luke Acri and Josh Steich.
[00:20:50] What's up, boys?
[00:20:52] And then I texted Luke and just said that episode like was unbelievable.
[00:20:56] He's a superstar.
[00:20:59] And that was my first time like, you know, talking about him to someone after I watched
[00:21:04] this episode.
[00:21:04] Then Luke had him on.
[00:21:06] He did, I believe it was like a live webinar once.
[00:21:09] Yeah.
[00:21:09] And Garrett was a guest.
[00:21:10] So I got to see him again.
[00:21:11] And then Garrett's been on a bunch of podcasts.
[00:21:13] You can listen to his stuff.
[00:21:14] You got Spotify or Apple Music or Amazon.
[00:21:16] He's all over.
[00:21:17] He's all over.
[00:21:19] And honestly, like when I knew I wanted to have him on as a guest, I just reached out
[00:21:23] directly and just said, hey, we both know Luke.
[00:21:26] This is how I discovered you through his podcast.
[00:21:29] I've watched your other stuff.
[00:21:30] Please go check out Bricks and Risk, you know, to see if you think it's a good fit for
[00:21:34] you.
[00:21:34] And he was like, I'd be honored, you know, just a great standup guy and said, I'd love
[00:21:37] to be on your podcast.
[00:21:38] So that's really how it came to be.
[00:21:40] Awesome.
[00:21:40] Yeah.
[00:21:41] Hey, everyone.
[00:21:42] This is Tim, your favorite Bricks and Risk co-host.
[00:21:46] But don't tell Sean.
[00:21:48] I hope you're enjoying this episode and I'll get right back to it in a moment.
[00:21:51] Our audience grows through word of mouth.
[00:21:53] So if you would please take a moment of your time and give us a review on the platform you're
[00:21:59] on, that would be fantastic.
[00:22:01] Please also help spread the BNR word by sharing your favorite episode with a friend.
[00:22:06] We greatly appreciate your time and trust.
[00:22:09] Now, back to the show.
[00:22:15] All right.
[00:22:16] Am I going number one now?
[00:22:18] Sure I'm good?
[00:22:18] Number one.
[00:22:21] You sure I'm good, Mr. Water?
[00:22:24] You're going to get, like, I'm surprised this board isn't full of hate mail saying.
[00:22:30] Do you know what?
[00:22:30] I've seen it.
[00:22:31] Sometimes people spell it W-O-O-D-E-R, which is how I would spell water.
[00:22:36] Other people sometimes spell like W-U-D-D-R, which I would say like is water.
[00:22:41] I would go O-O-D-E-R.
[00:22:44] That's what I would do.
[00:22:45] If I'm spelling Mooney, I would go M-O-O-N-E-E.
[00:22:48] That's true, which is probably why you spelled it that way.
[00:22:52] All caps.
[00:22:52] Yeah.
[00:22:53] No trick spelling.
[00:22:54] No trick spelling.
[00:22:54] All right.
[00:22:55] So number one for Timmy G, my favorite moment through 50 episodes of Bricks and Risk.
[00:23:01] Wait.
[00:23:02] Let me cut you short.
[00:23:03] Yes.
[00:23:03] Is this a short about real estate or insurance?
[00:23:10] This is the best short that has hit the Bricks and Risk airwaves as well as YouTube.
[00:23:17] It's the Apple iPhone versus the Android Samsung.
[00:23:20] Let it rip, Dil.
[00:23:21] I got one more question.
[00:23:22] Okay.
[00:23:23] And this is probably the best question we're going to get to today.
[00:23:25] All right.
[00:23:26] So you chose to buy a Droid instead of an iPhone.
[00:23:31] Yeah.
[00:23:31] This was years ago.
[00:23:33] Okay.
[00:23:34] What year was that?
[00:23:35] You got to tell me.
[00:23:37] Why do you still continue to live with that choice today?
[00:23:46] This is my favorite question.
[00:23:48] This is a question.
[00:23:49] This is an actual question.
[00:23:51] This is a very professional podcast.
[00:23:52] You're on the hot seat.
[00:23:53] You're going to have to answer it.
[00:23:53] A professional podcast.
[00:23:58] I didn't want to get a new charger.
[00:24:05] Dude, that was a good comeback.
[00:24:07] Let me tell you.
[00:24:08] I like that one because you can hear my laugh in the back.
[00:24:10] Oh, yeah.
[00:24:11] Oh, yeah.
[00:24:11] Yeah.
[00:24:12] There's a few episodes where you can hear Dil laughing in the background.
[00:24:14] He's got our same sense of humor, which is nice.
[00:24:16] It's like, you can't hear the people downstairs at the Fright House.
[00:24:20] Right, right.
[00:24:20] But you can hear Dil.
[00:24:22] You can hear me cracking up my cackle.
[00:24:24] And if you're from the Philadelphia area, where we record this podcast is at Yunk Junk Studios.
[00:24:29] It's above the old chemistry, if you remember that, or the old Mad River.
[00:24:34] And now it's Brian Corkadilis' haunted house.
[00:24:38] I forget the exact...
[00:24:39] Oh, Lincoln Mill Haunt.
[00:24:40] Yeah.
[00:24:41] Lincoln Mill Haunt.
[00:24:41] They got a Christmas one coming up shortly.
[00:24:44] So go out and get...
[00:24:55] Sure.
[00:24:56] If we could.
[00:24:56] Sure.
[00:24:57] I'd love to.
[00:24:57] I think the people would...
[00:25:01] I think the people would like to hear a little more.
[00:25:04] Oh, about like why we talk about that?
[00:25:07] Yeah.
[00:25:07] You mean breaking your stones?
[00:25:09] Yeah.
[00:25:10] Why is it even...
[00:25:11] So, okay.
[00:25:11] So why do you even bring it up?
[00:25:13] This is a professional real estate business entrepreneurship insurance podcast.
[00:25:21] And you just decided to insert...
[00:25:24] That's true.
[00:25:25] ...a phone topic.
[00:25:26] Well, one, if you know me personally, you know I'm very sarcastic.
[00:25:30] I like to laugh as well as make people laugh.
[00:25:32] Um, we've been making fun of Sean and his droid in friend groups for probably the better part
[00:25:39] of 10 years.
[00:25:40] I've never owned an iPhone.
[00:25:42] I know.
[00:25:43] You also don't wear jeans.
[00:25:44] It's another thing we make funnier about.
[00:25:45] I was thinking the last time I owned jeans...
[00:25:47] You wear stuff like this.
[00:25:48] Yeah.
[00:25:49] You wear like a corduroy purple hat and a shirt with screen printed like marriages from
[00:25:54] like 1975.
[00:25:55] I think it's a funeral.
[00:25:57] It could be a funeral.
[00:25:59] That looks like a...
[00:26:00] No, it's a wedding dress.
[00:26:01] Come on, bro.
[00:26:02] You gonna know your own shirt?
[00:26:04] Call and she's...
[00:26:06] I think there's an advertisement on your shirt.
[00:26:09] Could be.
[00:26:10] There's a tuba.
[00:26:11] A guy's portrait here.
[00:26:13] All right.
[00:26:13] What's your number one, bro?
[00:26:15] Um, Vicious Marshmallow is weighing in.
[00:26:20] Yeah.
[00:26:20] What's up?
[00:26:21] Live reactions.
[00:26:23] Hey, Vicious Marshmallow.
[00:26:24] Thanks for commenting.
[00:26:26] Live reactions.
[00:26:28] That's right.
[00:26:29] This is what a live episode's all about.
[00:26:31] This is new to me.
[00:26:32] All right.
[00:26:33] Thank you for tuning in, Vicious Marshmallow.
[00:26:35] Love it.
[00:26:36] Um, my number one is what I self-titled the short insurance tender.
[00:26:48] Let it rip.
[00:26:48] Yeah.
[00:26:49] So this is how we present our interest in the property.
[00:26:53] And again, you don't want to expose your client's leverage.
[00:26:56] So when I go through that offer, I'm trying to say, look, I'm trying to let them know we're
[00:26:59] interested without telling them exactly what you're going to do.
[00:27:02] But like, let's be professional about it.
[00:27:04] Let's make sure we got your pre-approval letter.
[00:27:05] Let's make sure we have the BFI, the buyer's financial information, you know, sign seller's
[00:27:09] disclosure, lead paint disclosure, you know, agreement of sale, everything.
[00:27:12] Like it's kind of like dating.
[00:27:15] Yeah.
[00:27:15] So you want to let the other party know you're interested, but not too interested.
[00:27:23] Man, that's been a long time.
[00:27:25] A couple of decades.
[00:27:26] And we had to do that.
[00:27:28] Just from going back and going back and like, that hell went down.
[00:27:31] I think so.
[00:27:32] That hell we got married.
[00:27:33] More like a bus party or something with some jungle juice.
[00:27:36] Might have been a bus party with jungle juice somewhere in Philadelphia.
[00:27:41] That was a good one.
[00:27:42] That was pretty good.
[00:27:43] Dude, that was, do you know what's funny about that clip?
[00:27:46] That is the opening scene from our first episode.
[00:27:50] What do you mean?
[00:27:51] So we released that episode first.
[00:27:54] And if you go to episode number one, I don't remember what the title of it is.
[00:27:59] It was like closing clients.
[00:28:01] What was it?
[00:28:02] I think it was like how to close a deal or something like that.
[00:28:04] Yeah, it was prepping and closing clients.
[00:28:05] Prepping and closing clients.
[00:28:06] That's the opening scene of prepping and closing clients.
[00:28:08] Wow.
[00:28:09] Yeah.
[00:28:09] And again, you know, since we've been recording podcasts now, audio and video for about a year,
[00:28:16] just over a year.
[00:28:18] We did, what do we have?
[00:28:20] Maybe 15, 20 episodes before we even released our first one.
[00:28:24] I don't like that.
[00:28:25] And this is a tip.
[00:28:26] Again, we want this to be educational.
[00:28:28] We want people to walk away with one or two valuable nuggets.
[00:28:30] It's what we say all the time.
[00:28:32] Trying to get better at your business, your craft, whatever you're doing.
[00:28:36] Talking about the valuable nuggets of why we did that, why we built up content.
[00:28:42] We didn't ever want to be recording podcasts from behind.
[00:28:46] And I'll give an example.
[00:28:47] Let's say we recorded one episode and we released it the next week.
[00:28:51] Well, our goal was to have one per week.
[00:28:53] You know, some people do it once per month.
[00:28:55] Some people do just release podcast episodes when they feel like it.
[00:28:58] So there's no right or wrong way to do it.
[00:29:00] But what Sean and I wanted to do from day one is we wanted to be consistent with the content,
[00:29:05] the material of our podcast so that people can actually listen and watch every week and
[00:29:09] they can rely on us for new content.
[00:29:12] And when we recorded those 15 plus videos, it was so nice to be like, all right, let's put out number one,
[00:29:20] knowing that we're three months, four months ahead of the game.
[00:29:24] And to this day, even doing it after a year, we've never been behind.
[00:29:28] Crazy that my pick was actually, I didn't even know that where it fell in line,
[00:29:32] but crazy that it was the first one.
[00:29:34] That was the, yeah, that was the clip from episode number one.
[00:29:37] That opened up bricks and risk to the world.
[00:29:41] And I remember I sent it out to my neighbors.
[00:29:45] I have a neighborhood text chat and I told everyone, hey, you know, I just started a podcast.
[00:29:50] Check us out, whether you're in business or not.
[00:29:52] Appreciate your support.
[00:29:53] And some people comment on that.
[00:29:56] They're like, whoa, talking about, you know, bus parties and jungle juice in Philadelphia.
[00:30:00] And here's, dude, here's an interesting one about that.
[00:30:03] Jungle juice was actually a term in Colorado.
[00:30:06] Colorado.
[00:30:07] What's up, Maria?
[00:30:09] Of a bootleg town where they used to sell booze.
[00:30:12] That's where the term comes from.
[00:30:13] How about that?
[00:30:14] I always shout out to my cousin, Sid Hodgson.
[00:30:18] What's up, Sid?
[00:30:19] It must have been right after that play and I saw him and he's like, hey, that line,
[00:30:25] that line about, you know, he's like, that was a good line.
[00:30:28] And I was like, wait, you saw it?
[00:30:30] Yeah.
[00:30:31] Like you watched it?
[00:30:32] I love it.
[00:30:32] So like we get a lot of that stuff where people are like, I guess I'm kind of caught off guard
[00:30:39] where people are like, yo, that was a great bit about this.
[00:30:42] Or hey, that insurance information that you shared, like that, that was really good.
[00:30:46] You know, that sort of thing.
[00:30:47] You get like some of that as well.
[00:30:50] Yeah, you do.
[00:30:51] It's like, here's another way I can put it.
[00:30:53] So when I started in real estate, I've talked about this on many episodes, I started blogging.
[00:30:59] So I was writing content.
[00:31:01] It was content marketing back then, almost 15 years ago, which was probably a little bit
[00:31:04] ahead of its time.
[00:31:06] And I was writing blog content about real estate, about development, about stuff to do
[00:31:10] in the city of Philadelphia, the surrounding area, Atlantic City, Lancaster, you know, the
[00:31:13] Jersey Shore, like all these places.
[00:31:16] And when I would write all this content, I had hundreds of blog posts in my first, I
[00:31:21] don't know, five, seven years.
[00:31:22] And I would go out to like a barbecue.
[00:31:24] I go out to like an event with friends.
[00:31:26] I go out to a family event.
[00:31:27] And so I'd be like, yo, I read that.
[00:31:29] I read that blog post you did about the new Comcast Center going up.
[00:31:33] And that was really well done.
[00:31:34] Yeah.
[00:31:35] And I'm like, you read that?
[00:31:36] Yeah.
[00:31:36] Like, well, I read all your newsletters.
[00:31:37] Yeah.
[00:31:38] Because the newsletter was the vehicle for that content.
[00:31:42] So even with you, and we've talked about this before, you haven't done
[00:31:45] content marketing as much as I have, which is probably why when we started talking about
[00:31:49] the podcast, you were kind of like, I don't know.
[00:31:50] I don't really do that.
[00:31:52] But with you building your business, you've also done that through relationships.
[00:31:56] And I said it on a recent episode, being present.
[00:31:59] Like you're very present in the lives of, you know, your friends, your family, clients,
[00:32:05] you know, other businesses, you know, neighbors, coworkers, other parents at your kid's
[00:32:09] school, like going to games.
[00:32:11] Like, you're, you do that really well.
[00:32:14] I feel like that is something that most can't do.
[00:32:18] I, uh, we, we talked about this before about like going to doing different things like networking
[00:32:25] events and big events, smaller events.
[00:32:28] And I've always kind of like found my lane or like what I enjoy doing the most is this
[00:32:36] smaller stuff, you know, um, going to the small events that allows you to like our happy
[00:32:44] hour was great.
[00:32:46] Yeah.
[00:32:46] It was small.
[00:32:48] You could kind of get around to kind of see everyone that was there.
[00:32:52] Yep.
[00:32:52] And so those things I do enjoy doing, um, to, to get out and, you know, see people, talk
[00:32:58] to people and all of that.
[00:32:59] Yeah.
[00:32:59] I mean, even like if you're not a content marketer, if that's not the approach that you have in
[00:33:04] business, but you're into relationships, you're trying to build your business through relationships,
[00:33:08] referrals, repeat clients, clients for life or whatever you want to call it.
[00:33:13] Like in-person networking is a great way to, to build your business and build your network.
[00:33:18] And I feel like you've done a ton of that.
[00:33:20] And we had our first, as Sean said, our first bricks and risk happy hour where we just brought
[00:33:26] people together who have either been listening to the show, watching the show, family, friends,
[00:33:31] clients, clients, people in our industries that we just do business with, that we communicate
[00:33:36] with, we share tips and tricks and having all these people at the happy hour.
[00:33:41] I remember, uh, a few people came up at the happy hour and they're like, how'd you
[00:33:45] get this many people in a room together?
[00:33:47] Yeah.
[00:33:47] Like whatever it was on a Wednesday, you know, in November in Philadelphia, well, the suburbs
[00:33:53] of Philadelphia and Fort Washington.
[00:33:55] What's up McGurks?
[00:33:57] And, and it was like, we're always more the high quality.
[00:33:59] We want the people there who want to be there.
[00:34:02] Don't just fill the room with bodies.
[00:34:03] Don't just bring a lot of people that are just going to be there.
[00:34:06] So it looks impressive.
[00:34:08] Like a picture.
[00:34:09] Yeah.
[00:34:09] You get a picture.
[00:34:10] Oh man, there was 50 people there.
[00:34:12] No high quality.
[00:34:13] It's like this content, even doing this podcast at Yunk Junk.
[00:34:17] We believe in the quality over the quantity.
[00:34:21] Even as doing this live right now, I don't care how I look right now.
[00:34:24] I mean, Sean's kind of like looking in a mirror right now and he's like, wow, you're
[00:34:28] looking sharp, Tim, but pretty fabulous.
[00:34:31] Yeah.
[00:34:31] But it doesn't matter because the people that support my business, the people that support
[00:34:37] your business have done that for years.
[00:34:40] They're consistent like we are and we take care of them just like they take care of us.
[00:34:45] So it's been phenomenal.
[00:34:47] Hey, deal.
[00:34:48] I'm going to catch cold here, man.
[00:34:50] This is like a pop quiz.
[00:34:51] Are you ready?
[00:34:52] Yeah.
[00:34:53] Yeah.
[00:34:55] Any memorable moment or favorite moment?
[00:34:58] Oh, yeah.
[00:34:59] For 50 episodes of Bricks and Risk.
[00:35:05] I don't know if the episode came out yet.
[00:35:08] Oh, can I talk about something from an episode that didn't come out yet?
[00:35:11] Let's go.
[00:35:11] Yeah.
[00:35:11] Fire.
[00:35:12] When you were talking about how you failed dare.
[00:35:16] Oh, yeah.
[00:35:18] In elementary school.
[00:35:20] That I'm pretty sure you can hear me laughing in the background of that short, too.
[00:35:23] Oh, because that took me out.
[00:35:26] Yeah.
[00:35:26] That took me out.
[00:35:27] No, it was.
[00:35:28] What was it?
[00:35:30] Gwenned Mercy.
[00:35:31] I was Gwenned.
[00:35:32] Yeah.
[00:35:32] What's up, Gwenned?
[00:35:33] It was.
[00:35:34] You know, this is honest to God.
[00:35:36] True story.
[00:35:37] Ready?
[00:35:37] So that was true.
[00:35:38] Right.
[00:35:39] So the police come in.
[00:35:40] They distribute.
[00:35:42] They do a class.
[00:35:43] Everybody gets a certificate.
[00:35:45] I didn't get one.
[00:35:46] I was the only one that didn't get one.
[00:35:47] Shocking.
[00:35:49] But the other day, so I don't know when we taped that.
[00:35:53] Maybe a couple weeks ago.
[00:35:54] Yeah.
[00:35:54] So the officer, his name was Officer Kenny.
[00:36:00] Okay.
[00:36:01] You remember?
[00:36:02] Oh, yeah.
[00:36:03] Oh, yeah.
[00:36:03] Well, this is obviously etched in the mind of Sean Mooney for the last 30 plus years.
[00:36:07] So me and my son were picking up La Cologne's at Giant the other day.
[00:36:13] Okay.
[00:36:14] We pull in.
[00:36:15] At the Giant, across the parking lot is Officer Kenny's Christmas tree stand, where he sells
[00:36:25] Christmas trees, like, during the season.
[00:36:27] Really?
[00:36:28] Yes.
[00:36:29] Was this in Flower Town?
[00:36:30] Gwenned.
[00:36:31] Okay, up in Gwenned.
[00:36:32] Okay.
[00:36:32] So he comes walking out.
[00:36:36] No way.
[00:36:37] Are you being serious?
[00:36:38] I'm dead serious.
[00:36:39] This is an absolute true story.
[00:36:41] He comes walking out.
[00:36:42] It must have been his grandson that he was with.
[00:36:44] So I'm walking this way with my son.
[00:36:46] What day is this?
[00:36:46] How long ago?
[00:36:47] This was like a week ago.
[00:36:48] Okay.
[00:36:49] I'm walking this way with my son.
[00:36:52] He's walking this way with his grandson.
[00:36:54] And I said, hey, Officer Kenny.
[00:36:57] And he goes, hey, how you doing?
[00:37:00] And we started talking, like, or like, you know, rapping for like three or four minutes.
[00:37:04] I didn't bring up the fact that he failed me.
[00:37:07] Okay.
[00:37:08] For dare.
[00:37:09] Did he fail you or did you fail?
[00:37:13] Which one was it?
[00:37:14] I don't know.
[00:37:15] The chicken or the egg?
[00:37:16] I probably failed.
[00:37:17] I'll take the lump on that.
[00:37:20] Good man.
[00:37:20] Officer Kenny's innocent.
[00:37:22] That's awesome.
[00:37:23] What are the odds?
[00:37:24] Oh my gosh.
[00:37:25] With your son.
[00:37:26] Dude.
[00:37:26] So listen, if you need a Christmas tree, go up to Officer Kenny's stand next to Giant
[00:37:32] and go buy a tree.
[00:37:33] Where is it in Gwynedd?
[00:37:37] It's right at the main point there where it's like Penland and Bethlehem.
[00:37:45] So then that Giant's in like the next shopping center that's like right above it.
[00:37:50] Yeah.
[00:37:51] Across the street from the police station.
[00:37:53] How old is Officer Kenny these days?
[00:37:55] I've never been there.
[00:37:57] Except one time when we bought beer at House of Pain.
[00:38:01] That's a different episode.
[00:38:03] Okay.
[00:38:03] We'll save that one.
[00:38:06] What did you say?
[00:38:07] How was Officer Kenny?
[00:38:08] How old is he now?
[00:38:10] I don't know.
[00:38:11] So if he was like probably 25, 30 plus or many years I am when that was like fifth grade.
[00:38:19] We're going to find a way to have Officer Kenny write a fresh dare certificate
[00:38:25] and have Sean be an honorary graduate of the dare program.
[00:38:29] If I buy a tree.
[00:38:30] At age 45.
[00:38:31] Can I get a certificate?
[00:38:32] I should have asked him that.
[00:38:34] Yeah, yeah.
[00:38:35] That's awesome.
[00:38:36] All right.
[00:38:37] You want to close this out?
